Mericle Seeks Hotel Developers for Pennsylvania’s Fastest Growing Business Park

The owner of the fastest growing business park in Pennsylvania is seeking hotel developers.

Mericle Real Estate Services began constructing CenterPoint Commerce and Trade Park near Pittston, Pennsylvania in 2006.  In less than six years, Mericle has developed 20 buildings totaling 5.5 million square feet in CenterPoint.  These buildings house 30 companies and 3,000 jobs.

Now, Mericle President, Robert Mericle, is seeking developers interested in constructing a limited-service hotel and/or an extended-stay hotel in the East or West phases of the park.

“Our CenterPoint tenants are telling us that they want quality hotel rooms near their facilities,” said Robert Mericle.  “We believe we have two excellent sites at the confluence of Interstate 81 and Interstate 476 that are perfect fits for new hotels.”

Rob Mericle said a 4.02 acre parcel – site 3B – is located near the entrance of CenterPoint East.  The property is highly visible from I-81 and I-476 and fronts on an I-81 North off ramp.  Site 4F is 3.46 acres and is located just across I-81 at the main entrance to CenterPoint West.  This parcel is also highly visible from the interstate.

The parcels are located in busy traffic areas near State Route 315 at Exit 175 of I-81 and Exit 115 of I-476 via state route 315.  CenterPoint is centrally located near Pittston and between Scranton and Wilkes-Barre, the region’s two largest cities.

Mericle’s two hotel sites have Ready to Go status meaning they have been cleared, graded, fully approved and improved, and are ready for foundation construction.

The average daily traffic count along Interstate 81 at CenterPoint is 60,000 while the average daily count along I-476 is 16,000 according to statistics obtained from the Pennsylvania Department of Transportation.  Route 315 at Exit 175 has 22,000 cars per day and grew in traffic volume at a compounded annual average of 2.8% from 2000 through 2008.

According to Mericle’s own research, there are 88 industrial, flex, and office buildings totaling 11 million square feet that house approximately 8,000 workers in CenterPoint and three adjacent business parks.  Mericle Construction plans to develop another 10 million square feet on the remaining acreage in CenterPoint.

Well known companies with major industrial facilities in, or adjacent to, CenterPoint, include Lowe’s, The Home Depot, Benco Dental, TJ Maxx, Bimbo Bakeries, Corning Life Sciences, Men’s Wearhouse, Jerry’s Sports Center, FedEx Ground, J.P. Boden, Kimberly Clark,  Penguin Group USA, Clarcor, and Coca Cola.

In addition, the Mohegan Sun at Pocono Downs Casino is just 4.2 miles from CenterPoint along Route 315.  Hundreds of millions of dollars have been invested in the development of this property, which now offers harness racing, slot machines, and table games along with a number of fine restaurants and night life.

The Wilkes-Barre/Scranton International Airport is located just 3.5 miles from CenterPoint via Route 315 and is seeing a steady increase in passenger volume due largely to the explosive growth of the Marcellus Shale industry in the counties to the north and northwest.  According to a report from Pennsylvania State University, Pennsylvania was expected to have gained an estimated 88,000 jobs as a result of Marcellus Shale natural gas exploration by 2010 and 200,000 jobs by 2020.

In its Potential Hotel Development Market Study prepared for Mericle in September, 2010, the Highland Group Hotel Investment Advisors, Inc. said that room night demand for quality brand hotels in Northeastern Pennsylvania increased from 161,131 in 1997 to 343,428 in 2009 and is expected to increase to 476,002 by 2017.   The study also said that demand has increased faster than supply and average occupancy grew from 65.6% in 1997 to 70% in 2009.
